A marzo di quest’anno ho comprato un appartamento a Mosca tramite Svetlana Shatalova dell’agenzia immobiliare Evans. Lavorare con Svetlana è davvero un piacere. Al momento sono nel bel mezzo della ristrutturazione di un appartamento che ho comprato come investimento. Le persone con le quali sto lavorando alla Evans (Anja Levitova e gli altri) mi hanno fornito una soluzione unica a tutti i miei problemi: dall’acquisto alla ristrutturazione (incluse la negoziazione con le ditte di lavori e gli architetti, le questioni legali e amministrative), alla rivendita o affitto dell’appartamento ristrutturato. All’inizio del progetto, temevo il peggio, vale a dire, ritardi consistenti e superamento del budget previsto. Nonostante che almeno una parte di tutto questo sia inevitabile, la Evans è stata estremamente attenta e responsabile durante tutto il processo dell’acquisto e della ristrutturazione dell’appartamento. Grazie alla loro consulenza, all’importanza data ad ogni dettaglio, mi hanno permesso di risparmiare denaro (dalle piccole spese, come la parcella del notaio, sino a spese più importanti, proponendo soluzioni alternative), ma anche tempo e di evitare nervosismi. Penso che alla Evans lavorino professionisti davvero fantastici e li userò sempre per tutti i miei futuri progetti di investimento immobiliare.

Un trasferimento nella “terra incognita”

Cari tutti alla Evans, vi vorrei ringraziare per tutto l’aiuto che avete dato a me e alla mia famiglia quando ci siamo trasferiti a Mosca. Per noi questo è stato il primo trasferimento all’estero, e per questo era collegato a mille dubbi – un nuovo lavoro, un nuovo capo, una nuova squadra, il trasferimento in sé. In quanto Ceco e esperto di marketing abituato a lavorare molto con le agenzie, sono sempre un po’ scettico e prevenuto al momento di cominciare a lavorare con un nuovo fornitore; ed è stato ancora più difficile valutare se la Evans avesse fatto davvero un buon lavoro nel scegliere i posti che mi presentava, dal momento che per me Mosca era davvero un territorio sconosciuto. Ma adesso, tre mesi dopo il trasferimento, devo dire di aver fatto la cosa giusta basandomi sul mio istinto e fidandomi dei consigli della Evans. Siamo molto felici della nostra casa e raccomandiamo la Evans a tutti quelli che si trasferiscono a Mosca.

I have to say I am VERY impressed with your company! I just went trolling around the www.evans.ru site to begin to see if I could afford to rent a place when I come back from Aug-November - and it was such an easy to use search program! And so thorough! And then, when I saved a few places near Smolenskaya (I am trying to see if I can be near school 57 and also the road to Davydkova where my friends live) and registered, within seconds I got an email from a Client manager.

Moving to a new country and finding a new apartment usually frigthen people. When I learned that I will move to Moscow with my husband, I also felt the same way. After several years of renting an apartment in Moscow I decided to take the plunge and buy an apartment. I contacted Evans because I was impressed by the information provided on their website and they listed plenty of apartments in my price range. I wanted to take a minute to call out the truly outstanding service I received from Marina Andreeva over the last week. When surfing the Evans website I was surprised to find Marina, whom I had lost contact with, but I was not surprised to find that she had been the leading broker for the last 2 years. When I met Marina in 1996 she left a strong impression as a hard-working and 'sympateechnaya' woman who did what it took to get the job done, and it was easy to imagine that, with 10 years experience, she would be one of the best at what she does. I wanted to highlight what really 'stood out' for me: · The pre-work was thorough - including a round of feedback on preliminary possibilities to enable Marina to re-connect with my preferences · The first day was jam-packed, viewing 12 locations and giving me an excellent perspective of the market 1st thing in the week · Marina had the 'gumption' (sorry for the tough word - but worth looking up!) to show an apartment that had already been reduced by -40% and yet was still +20% versus my budget... · Marina showed perfect integrity and honesty in telling me directly (in the middle of the week, when we were not sure if the negotiations would succeed) of having forgotten one follow-up on my 2nd choice apartment, reminding me that I was working with someone I could really trust · Marina was very skilled in the negotiations. Though the Landlord speaks very good English, and often spoke directly with me, we absolutely would NOT have had an agreement without Marina's guidance. · Marina was willing to work 2 nights past 2am. On the second night she said, cheerily, "We'll stay until 5am if needed, no problem." Fortunately 3:10 was enough. · One reason we worked so late was a need to create a fairly unique contract, and for Marina to be translating the English agreements into Russian. Marina apologized that she was not very skilled at translation, so I had my wife - a professional translator- check the work. In 12 pages of text my wife found just 3 or 4 'optional' improvements, but no mistakes, on work that was done at the end of 16 hour workdays... I wanted you to know that, despite being a relatively demanding person, I truly cannot think of anything more that I could have asked for in a real estate agent, and I am so glad that Marina has found a place where her talents and hard-work are able to make such a difference.

I would like to thanks Evans, and Natalia Koroleva in particular, with helping me to find an apartment that was suitable for the family, within budget, on the desired location and even within the short time I needed one. When Evans asked me about my wishes concerning the flat I was looking for in Moscow, I summed up my needs in a few words: I wanted a furnished and quiet apartment, full of light, with a nice view and a good location. After sending me a list of available flats, Inga Zurabiani of Evans picked me up at my hotel, and in 2 hours we visited three apartments located in high buildings in the center of Moscow, with nice views on the White House, the Kremlin and Moscow’s skyline. Very quickly I understood that I could trust in Evans’ expertise: the flats exactly answered to my needs. The furniture was above what I had initially expected, and I was impressed by the air conditioning in every flat, as by the home cinema and the Jacuzzi in one of them. Finally, after considering it would be no use to ask to look for other apartments through another property company, I asked Evans to do what was necessary to complete the furniture (new microwave, one more table, more chairs…) in the most convenient of the flats. Very professionally, on a daily basis Inga emailed me about the improvements, and within a week everything was accomplished, which enabled me to concentrate on my work only and not on the usual problems raised by expatriation. Two days before signing it, Inga sent me a copy of the contract, and a few days after I moved in and could start enjoying the sunrise above the Moscva River.
